Amore Property Management is an Edinburgh-based holiday let management company. For owners, we provide a full-service, personal management service at the boutique end of the short-term rental market. That covers set-up and presentation advice, marketing, bookings and guest stays, professional cleaning with hotel-standard linens, and key holding and caretaking.

No. This website is for property owners and for anyone considering management, caretaking or advice. Guest bookings for Amore-managed homes are handled on our booking site, Amore Stay, at www.amore-stay.com, where each property has its own page with photographs, availability and rates.

Our managed properties are concentrated in Edinburgh, including Calton Hill, Regent Terrace and the historic New Town, with a Highland home in Aviemore in the Cairngorms National Park. We manage boutique and historic self-catering properties across Scotland.

Full management is shaped around the property. It can include professional marketing and photography, multi-platform listing management, online bookings and reservation management, dynamic pricing and revenue optimisation, guest communication and support, owner updates and reporting, housekeeping, linen and maintenance coordination, and interior design and property enhancement advice.

We market your property online, with access to OTA platform technology and in partnership with EPR Creations. Guests book through Amore Stay. We look after the listing presentation so the home is shown as a place with character, rather than as generic stock.

Depending on the size and location of your property, we offer a full management service from 20 to 25 percent plus VAT, tailored to your property's requirements. Key holding and caretaking is for owners who are thinking about holiday letting but are not quite ready to start. It can include key holding and guest access, regular property inspections, a dedicated property manager, maintenance and repairs coordination, housekeeping and linen services, and detailed owner reports.

There is no magic formula. Ideally we look for properties with a story and a strong appeal: unique, historic properties with character that can give guests a special experience. We focus on the boutique end of the market rather than on volume.

Yes, within what we already offer. As experienced owners we provide advisory services for bespoke purchasing. For works to a property, we have developed holiday homes in partnership with SJI and can help from minimal redecoration to a fuller renovation. Letting itself is marketed with OTA platform technology and in partnership with EPR Creations.

No. Most of the portfolio is in Edinburgh, and we also manage in Aviemore within the Cairngorms National Park, including The Polchar. If your property is elsewhere in Scotland and has the character we look for, contact us and we will say whether we can help.
